1. Information We Collect

Information Provided by You. We collect information directly provided by you, which may be obtained from emails, web forms, contact form submissions, or other interactions, including but not limited to: contact information such as first name, last name, telephone number, and email address; personal identification information such as mailing address and geolocation; property preferences such as transaction intent (buy, sell, rent), preferred neighborhoods, budget range, property type preferences, and timeline; and account information if you create an account on our Site, such as email and password.

This includes information provided at the time of subscribing to our newsletters, submitting a property inquiry, requesting a market analysis or property valuation, connecting with a listing agent, or reporting a problem with our website. Should you voluntarily provide us with personally identifiable information, you consent to our use of it in accordance with this Privacy Policy.

General Browsing and Automatic Data Collection. As you navigate through and interact with our Site, we use automatic data collection technologies to collect certain information about your equipment, browsing actions, and patterns, including: details of your visits to our Site, including the content you view, the date and time that you viewed content, location data, referring URLs, search terms, and the resources you use to access our website; and information about your computer or mobile device and internet connection, including your IP address, operating system, browser type and version, device identifiers, screen resolution, and browsing information such as how you interact with the Site.

Even if you do not submit personal information through the website, we gather navigational information about where visitors go on the website and information about the technical performance of our website and services (i.e., time to connect to the website, time to download pages, etc.). This information allows us to see which areas of our website are most visited and helps us better understand the user experience. In this process of gathering information, we may collect personally identifiable and non-personally identifiable information (e.g., domain type, browser type and version, service provider and IP address, referring/exit pages, operating system, date/time stamp, and click-stream data). This helps us improve our website and deliver a better and more personalized service, including by enabling us to: improve the quality of the website by recognizing and delivering more of the features, areas, and services our visitors prefer; estimate our audience size and usage patterns; and store information about your preferences, allowing us to customize our Site according to your individual interests.

We may also create and use this navigational information to compile statistics about how our visitors collectively interact with our website. We may maintain this information or associate it with personal information we collect in other ways or receive from third parties.

User Preferences. We may collect information related to your selected preferences in order to provide you with property recommendations that are personalized based on the preferences you have indicated. These preferences may include: transaction intent (buy, sell, rent), preferred locations, budget, property type and size preferences, and estimated timeline.

Website User Activity. We may collect information related to your activity on our Site to suggest suitable properties based on your behavior and interactions. Activities may include: viewing property detail pages, submitting inquiries on specific listings, interacting with neighborhood data or market analysis tools, sharing listings, or saving properties to collections.

Social Media. We may monitor social media platforms or review sites and collect information posted in comments or reviews. When you post information on social media pages owned or controlled by us, we may collect information about your activities on those pages, including whether you visited or commented on the page, or provided a rating or review.

2. How We Collect Your Information

We collect information in three primary ways:

You Give Us Information. We collect information from you when you submit it to us through our Site or other digital communications, including contact forms, email inquiries, newsletter subscriptions, and property valuation requests.

We Collect Information Automatically. We automatically collect certain types of information when you visit our Site, including your interactions with listings, pages viewed, and technical performance data, as described above.

We Collect Information from Other Sources. We may obtain information about you from outside sources. For example, we may obtain commercially available demographic information from third parties, or receive information from analytics providers and advertising networks.

We also use the following technologies to collect information:

"Do Not Track" Signals. Some web browsers have "Do Not Track" or similar features that allow you to tell each website you visit that you do not want your activities tracked. At present, our Site does not respond to "Do Not Track" signals. We will continue to collect information as described in this Privacy Policy even if your browser's "Do Not Track" feature is activated.

Use of Cookies. Cookies are bits of electronic information that may be transferred to your computer or mobile device to identify specific information about your use of the website, email, or other electronic media. Our Site uses cookies, which assign a unique identifier to your device. Cookies are typically stored on your computer's hard drive and are used to help track clicks as you navigate through pages within our Site. We may also use cookies to tell us whether you have previously visited the website. We may use cookies set by third parties with whom we have entered into agreements to obtain analytics information about the use of our Site. You can set your browser not to accept cookies or to notify you when you are sent a cookie, giving you the opportunity to decide whether or not to accept it. You may also use commonly available tools in your browser to remove cookies. However, please be aware that the Site may require cookies to operate correctly, and disabling cookies may affect certain features.

Web Beacons and Pixel Tags. Pages of our Site and our emails may contain small electronic files known as web beacons (also referred to as clear gifs, pixel tags, and single-pixel gifs) that permit us, for example, to count users who have visited those pages or opened an email and for other related website statistics (for example, recording the popularity of certain website content and verifying system and server integrity).

Analytics Services. We may use third-party analytics services, such as Google Analytics, to collect and analyze information about how users interact with our Site. These services may use cookies and similar technologies to collect information about your use of the Site and report trends without identifying individual visitors. You can learn about Google's practices by visiting www.google.com/policies/privacy/partners/.

Business Transfers. In the event of a merger, acquisition, reorganization, sale of assets, or bankruptcy, your information may be transferred as part of that transaction. We will notify you via email and/or a prominent notice on our Site of any change in ownership or uses of your personal information.

With Your Consent. We may share your information with third parties when you have given us your consent to do so, such as when you request to be connected with a specific service provider, mortgage banker, or attorney.
